House Inspection Checklist

To ensure that everything is running to perfection and meets the standards we demand, we make our own handover inspection. Our building inspection checklist includes testing all your appliances, running the heating and hot water systems and testing the plumbing and the power. We will also check all the finishing work including paint work, doors, tiling, door handles, window latches and all those little details which will make living in your new home a pleasure.
We check inside of every kitchen unit, cupboard and wardrobe, the loft space, garage and all other areas to ensure your house is 100% clean and ready for occupation. This stringent inspection process ensures that your home is built to the excellent quality expected.

We would be happy to assist you with carrying out staged building inspections during the construction of your new home.

We normally suggest the following stages:

Site prep & foundations
This stage includes inspection of foundations and the slab, reinforcement, drains, formwork and presence of termite protection (if specified).
Wall & roof framing
The building frame is inspected for level and straightness, the house specifications such as fixing and tie down details, ceiling heights, room dimensions and roof lines are checked, along with locations of plumbing floor penetrations for compliance with the house plans and plumbing and electrical services in the wall frames, and visual presence of damp proof barriers.
Lock up
This inspection covers brickwork and mortar including for plumb, tie back to framing, joint spacing, and for visual presence of damp proof barriers, windows and flashing, roof covering, gutter fall and downpipe location, window and door frames, and plumbing and electrical services in the wall frames.
Waterproof Stage
Ceilings and wall linings, and waterproof membrane to showers & wet areas (ie prior to tiling)
This inspection includes all paintwork and tiling, skirting, cornice lines, door and window installations, screens and fittings, cupboards and bench tops, presence of a safety switch and termite certification, along with location of smoke detectors.
Staged inspections typically cost $330 per inspection. Alternatively, if you only require a Handover inspection, this will be similar to a Pre Purchase inspection.
Note: We will require a copy of the approved plans & specification to properly conduct staged inspections.
